Position Summary
Under the general direction of the Marketing Director, the Manager of Brand Marketing will support all marketing efforts related to property level; branding, media, aesthetics (digital and tangible), social media, reputation management, customer experience, capital projects, signage (digital and tangible) for Berkshire on a national level.
Responsibilities include, but are not limited to:
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to apartments and employee management.
- Maintain professional level of personal appearance, hygiene, and dress always while at work.
- Marketing and Brand
- As the Berkshire brand ambassador, work with the Marketing Director to ensure proper brand guidelines are followed and executed on the property level. Included but not limited to property presentation, curb appeal, social media, reputation management, and sensory marketing.
- Maintain positive customer service attitude.
- Develop and actively work with the Marketing Director with the implementation of Divisional and National marketing plans for assigned properties.
- Maintain awareness of market conditions and trends, via trade publications, professional organizations, and industry networking.
- Assist with implementation of national resident retention and reputation management plans. Periodically audit programs and provide feedback on success and areas for improvement.
- Assist as needed with the design of style guides, flyers, ads and other marketing collateral.
- Manage on-site signage and maximize exposure to prospective residents while following brand guidelines.
- At the direction of the Marketing Director, execute an effective social media campaign via approved social platforms.
- Set up property websites using branding guidelines.
- Coordinate flow of information and communication and disseminate it according to plan/strategy.
- Work with Marketing Director, AVP of Marketing, VP of Marketing and Regional Manager to determine budget and manage expenses to that budget.
- Develop fresh marketing ideas.
- Manage video and virtual tour content ensuring proper brand and presentation is appealing to prospective residents.
- Manage property photography and coordinate photography sessions for properties (exterior and interior).
- Produce clear and concise written communications, including templated communications flows and property-specific content.
- Working with the Marketing Director, assist with capital projects related to but not limited; FF&E, design, paint (exterior/interior) and signage.
- Track competitor activity by keeping abreast of market changes and marketing mix used by competitors.
- Assist with the production of artwork, sourcing images and checking ads for correct copy.
- Participate in developing RFP’s, Discovery Session books, Marketing mobilization plans and timelines.
- Review and validate the market analysis for designated properties.
- Participate with the implementation of divisional and or national corporate, outreach and broker/locator marketing programs.
- Coordinate and assist with purchase of all promotions as needed.
- Periodically monitor the design of mini-models, merchandised units and office displays.
- Participate in monthly conference calls with leasing staff, working with Education Directors and Regional Trainer.
- Shop local competition and be aware of neighborhood market conditions.
- Participate and support local apartment association activities.
- Review reputation management tools and property surveys to make recommendations and action plans with the Regional Manager.
- Support active acquisitions and dispositions by auditing media, managing transfer of assets, and project management.
- Consistently demonstrate use of tact and discretion.
- TRAINING
- Conduct web based advanced marketing and brand training.
- Train Advanced National Marketing sessions.
- Participate in local Property Manager meetings to educate and support marketing policies and procedures.
- ADMINISTRATIVE
- Plan branding meetings and other special projects for designated division.
- Coordinate Division and/or National recognition program in designated Division.
- Attend meetings and training as required.
- PERSONNEL
- Exhibit leadership in motivation of employees.
- GENERAL
- Perform any additional duties or task as assigned by the VP & AVP of Marketing, and the Marketing Director
- Assist with planning and coordinating the annual Leadership Conference.
- Develop Marketing Plans for new acquisition properties.
- Participate in due diligence process for marketing-related activities.
- Participate in disposition process for marketing-related activities, as directed.
- Create content for all Berkshire properties as directed by the Marketing Director and AVP, Marketing. Monitor Social Media presence and present recommendations to larger team. Approve on-site social media posts, as needed.
- Work with the AVP of Marketing and Marketing Director to develop and oversee the quality of Berkshire websites.
Knowledge/Experience:
- Have at least 3 years of marketing experience in the multi-family real estate industry.
- Have at least 3 year of experience in effective brand execution and focus on the customer experience in multi-family real estate.
- Bonus: experience with Canva, Yardi/RentCafe, and reputation management tools.
Technical/Educational Requirements:
- Bachelor’s Degree preferred.
- Understand and advanced at Microsoft Office Suite products, familiar with software applications on residential property communities.
